PERANCANGAN TATA LETAK FUNGSIONAL TENANT UNTUK MENINGKATKAN KENYAMANAN DAN ARUS PENGUNJUNG MALL

Abstract
Shopping malls are public spaces that serve not only as retail centers but also as places for social interaction in urban life, playing an important role in daily activities. One of the key factors affecting visitor comfort and satisfaction is a functional and efficient tenant layout. Optimal layout design can create an enjoyable shopping experience, increase visit duration, and maximize the economic potential of every area within the mall. This study aims to analyze the existing tenant layout at Jambi City Center Mall and propose an alternative layout to improve visitor comfort and circulation flow. Jambi City Center Mall is one of the main shopping centers in Jambi City planned to operate in 2027, making optimal layout design crucial for ensuring the mall's operational success. This research uses a descriptive-qualitative approach through literature study, field observation, and spatial analysis. The analysis is conducted on the mall layout which has a total of 4 floors plus 1 basement (LG, GF, UG, Lt 1) with various tenant plans including retail tenants, food & beverage, and anchor tenants such as supermarkets and cinemas. The findings indicate that uneven tenant distribution and suboptimal zoning could result in imbalanced visitor flow during future operations. The proposed redesign includes repositioning anchor tenants by distributing them across several floors to attract visitor flow throughout the mall, organizing functional zoning based on tenant types, and enhancing visual orientation to improve navigation. This layout is expected to create smoother circulation flow, even visitor distribution, and a more comfortable and efficient shopping experience for visitors at Jambi City Center Mall.
Mall merupakan ruang publik yang tidak hanya berfungsi sebagai pusat perbelanjaan, tetapi juga sebagai ruang interaksi sosial masyarakat urban yang memiliki peran penting dalam kehidupan sehari-hari. Salah satu faktor krusial yang mempengaruhi kenyamanan dan kepuasan pengunjung adalah tata letak tenant yang fungsional dan efisien. Desain tata letak yang optimal dapat menciptakan pengalaman berbelanja yang menyenangkan, meningkatkan durasi kunjungan, dan memaksimalkan potensi ekonomi dari setiap area dalam mall. Penelitian ini bertujuan untuk menganalisis tata letak tenant eksisting di Mall Jambi City Center dan merancang tata letak alternatif guna meningkatkan kenyamanan serta arus sirkulasi pengunjung. Mall Jambi City Center merupakan salah satu pusat perbelanjaan utama di Kota Jambi yang direncanakan beroperasi pada tahun 2027, sehingga perancangan tata letak yang optimal menjadi sangat penting untuk memastikan kesuksesan operasional mall tersebut. Penelitian ini menggunakan pendekatan kualitatif-deskriptif melalui studi literatur, observasi lapangan, dan analisis spasial. Analisis dilakukan terhadap denah mall yang memiliki total 4 lantai plus 1 basement (LG, GF, UG, Lt 1) dengan berbagai rencana pengisian tenant seperti tenant retail, food & beverage, serta anchor tenant seperti supermarket dan bioskop. Hasil penelitian menunjukkan bahwa distribusi tenant yang kurang merata dan zonasi yang belum optimal dapat mengakibatkan ketimpangan arus pengunjung di masa operasional nanti. Rancangan alternatif yang diusulkan mencakup penataan ulang anchor tenant dengan menyebarkannya di beberapa lantai untuk menarik arus pengunjung ke seluruh bagian mall, pengelompokan zona fungsional berdasarkan jenis tenant, serta penguatan orientasi visual untuk meningkatkan navigasi. Desain ini diharapkan mampu menciptakan alur sirkulasi yang lebih lancar, distribusi pengunjung yang merata, dan pengalaman belanja yang lebih nyaman dan efisien bagi pengunjung Mall Jambi City Center.
