METODE KONSTRUKSI TOP-DOWN PADA PROYEK JAKARTA GELORA MARRIOTT HOTEL

Abstract
Indonesia's construction industry, especially in Jakarta, has experienced rapid development, particularly in 2024. It is projected to grow by 4.5% in 2024. However, due to the limitation of land for construction, especially in areas surrounded by existing buildings, the top-down construction method is one of several appropriate selections for construction methods. This approach allows for simultaneous superstructure and substructure development, optimizing construction efficiency. Through qualitative research, involving interviews with staff at the Marriott Gelora project as a case study in this research, and some relevant journals and literature, this paper conducted the stages of the top-down construction method as implemented in this Jakarta Marriott Gelora Hotel project. The findings
highlight key technical considerations and challenges encountered during implementation. The conclusions suggestthat the sequence of construction stages adopted in this project was optimized in terms of both time and cost. The top down approach has proven to be an effective strategy for projects in densely populated urban areas, mitigating risks associated with excavation and ground settlement as in the Marriott Gelora Hotel Project.
Abstrak
Industri konstruksi di Indonesia, khususnya Jakarta, telah mengalami perkembangan pesat, terutama pada tahun 2024. Diproyeksikan tumbuh sebesar 4,5% pada tahun 2024. Namun, karena keterbatasan lahan untuk konstruksi, terutama di daerah yang dikelilingi oleh bangunan yang sudah ada, metode konstruksi top-down merupakan salah satu pilihan yang tepat untuk metode konstruksi. Pendekatan ini memungkinkan pembangunan struktur atas dan bawah secara simultan, sehingga meningkatkan efisiensi konstruksi. Penelitian ini menggunakan metode kualitatif dan pengumpulan data melalui wawancara dengan staf di proyek Marriott Gelora sebagai studi kasus dalam penelitian ini, serta beberapa jurnal dan literatur yang relevan, makalah ini membahas tahapan metode konstruksi top-down seperti yang diterapkan dalam proyek Hotel Jakarta Marriott Gelora ini. Hasil penelitian menyoroti pertimbangan teknis utama serta tantangan yang dihadapi selama implementasi. Kesimpulannya menunjukkan bahwa urutan tahapan konstruksi yang diadopsi dalam proyek ini telah dioptimalkan baik dari segi waktu maupun biaya. Pendekatan top down telah terbukti menjadi strategi efektif untuk proyek-proyek di daerah perkotaan yang padat penduduk, mengurangi risiko yang terkait dengan penggalian dan penurunan tanah seperti pada Proyek Hotel Marriott Gelora.
