ANALISIS PERBANDINGAN BIAYA PILE CAP STRUKTUR LIFT GEDUNG LABORATORIUM BTKP JAKARTA UTARA METODE KONVENSIONAL DAN BIM

Abstract
This research compares the cost calculation of pile cap construction using conventional and BIM methods in the BTKP laboratory building project in North Jakarta. The selection of the study object was based on the complexity and uniqueness of the pile cap types found in the project. This comparative analysis aims to evaluate the effectiveness of both methods in construction cost estimation, considering that pile cap is a foundation element that requires accurate technical and financial planning. Although conventional methods are commonly used, the challenges in terms of time efficiency and data accuracy are often experienced. On the other hand, the BIM method offers the potential to improve the efficiency of reinforcement volume calculations through 3D models that account for length reductions in each type of reinforcement, unlike manual calculations that tend to show longer reinforcement type calculations. The results show that the cost of PC4 type pile cap construction using the BIM method is lower (IDR 70,356,230.32) compared to the conventional method (IDR 71,038,864.28), indicating the potential for time and cost efficiency with the implementation of Building Information Modeling (BIM). This study provides a strong foundation for decisions regarding the use of BIM in construction projects in Indonesia, considering efficiency and accuracy as key factors in the future development of the construction industry.
Abstrak
Penelitian ini membandingkan perhitungan biaya pekerjaan pile cap menggunakan metode konvensional dan BIM pada proyek gedung laboratorium BTKP Jakarta Utara. Pemilihan objek studi didasarkan pada kompleksitas dan keunikan tipe pile cap yang terdapat pada proyek tersebut. Analisis perbandingan ini bertujuan mengevaluasi efektivitas kedua metode dalam estimasi biaya konstruksi, mengingat pile cap merupakan elemen fondasi yang membutuhkan perencanaan teknis dan finansial yang akurat. Meskipun metode konvensional umum digunakan, tetapi sering kali menghadapi tantangan dalam hal efisiensi waktu dan akurasi data. Di sisi lain, metode BIM menawarkan potensi untuk meningkatkan efisiensi perhitungan volume penulangan melalui model 3D yang memperhitungkan pengurangan panjang pada tiap tipe besi, berbeda dengan perhitungan manual yang cenderung menunjukkan perhitungan tipe besi yang lebih panjang. Hasil penelitian menunjukkan bahwa biaya pekerjaan pile cap tipe PC4 dengan metode BIM lebih murah (Rp 70.356.230,32) dibandingkan dengan metode konvensional (Rp 71.038.864,28), menandakan potensi efisiensi waktu dan biaya dengan penerapan Building Information Modeling (BIM). Penelitian ini memberikan dasar kuat bagi keputusan penggunaan BIM dalam proyek konstruksi di Indonesia, mempertimbangkan efisiensi dan akurasi sebagai faktor kunci dalam pengembangan industri konstruksi ke depan.
