ANALISIS VALUE ENGINEERING PADA PERENCANAAN FONDASI DI TANAH LUNAK DENGAN MENGGUNAKAN PERBAIKAN TANAH METODE VACUUM

Abstract

Indonesia is an area that is dominated by soft soils. Soft soils are the type of soil that is less supporting for construction work. Failures of construction on soft soils actually have often occurred in Indonesia and in other countries. Therefore, construction planning on soft soils must be considered both in terms of design and implementation so that the work can be carried out properly. Moreover, cost, time, and safety aspects must also be considered. In order to get appropriate performance, cost, and time results, Value Engineering (VE) method can be applied in the initial design stage. This study is intended to find a better alternative method for construction on soft soil. Results of the study shows that direct construction without vacuum has a lower cost with the difference of Rp. 2,605,156,860.00. Moreover, the bored pile production time is 11 months faster using direct construction. The vacuum method gives advantages to the soil condition becomes more stable and also gives an opportunity to cut the bored pile length for cost efficiency. However, the soil stability after improvement is not significantly different. Moreover, the cost efficiency of cutting the bored pile length is smaller than the cost of vacuum works. Based on the comparison information above, the coefficient of function, cost coefficient, and value coefficient calculated. The calculation result shows that the coefficient value for the direct construction alternative is 1.0649, so it can be concluded that the direct construction alternative is better than performing the soil improvement first with vacuum method.

Abstrak


Indonesia merupakan daerah yang didominasi oleh tanah lunak. Tanah lunak merupakan jenis tanah yang kurang mendukung untuk suatu pekerjaan konstruksi. Kegagalan konstruksi pada tanah lunak sudah sering terjadi di Indonesia maupun di negara lain. Oleh karena itu, perencanaan konstruksi pada tanah lunak harus diperhatikan baik dari segi desain maupun segi pelaksanaan sehingga pekerjaan dapat dilaksanakan dengan baik. Selain itu, pertimbangan dari segi biaya, waktu, dan tingkat keamanan juga tetap harus diperhatikan. Untuk mendapatkan hasil pekerjaan dengan kinerja, biaya, dan waktu yang sesuai, dapat diterapkan metode Value Engineering (VE) pada tahap perencanaan proyek. Penelitian ini dimaksudkan untuk mencari alternatif metode mana yang lebih baik jika konstruksi fondasi berada pada tanah lunak. Dari hasil penelitian didapatkan bahwa konstruksi langsung tanpa vacuum menghasilkan selisih biaya yang lebih murah yaitu sebesar Rp. 2.605.156.860,00. Selain itu waktu penyelesaian pekerjaan fondasi bored pile lebih cepat 11 bulan jika dilakukan konstruksi langsung. Metode vacuum memberikan keuntungan dimana kondisi tanah menjadi lebih stabil dan juga memberikan efisiensi pemotongan panjang bored pile. Tetapi, kestabilan yang diberikan tidak terlalu signifikan perbedaannya. Selain itu, efisiensi biaya dari pemotongan panjang bored pile lebih kecil dibandingkan dengan biaya yang dikeluarkan untuk vacuum. Dari informasi perbandingan di atas, dihitung koefisien fungsi, koefisien biaya, dan koefisien nilai. Hasil perhitungan menunjukkan koefisien nilai sebesar 1,0649 untuk alternatif konstruksi langsung sehingga dapat disimpulkan bahwa alternatif konstruksi langsung lebih baik dibandingkan dengan melakukan perbaikan tanah metode vacuum terlebih dahulu.
